It will help to answer a lot of the questions that you may have going into the renting process. You may also find a lot of information about landlord tenant law and the expectations of both the landlord and the tenant when signing a rental contract or lease.


Pre-Leasing Process

UPDATES FOR PRE-LEASING 2020:
Our office is temporarily closed to the public, but we are available via phone, 360-733-8682 and email info@universitypropertiesbellingham.com. 
We are not doing any public tours to ensure the safety of our tenants, employees and the community.  We will be uploading virtual tours to our website for properties that we know will be available. Check our website regularly for updates, we are relying on our tenants to send us videos so there may be delays. If you are interested in applying to one of our properties with a virtual tour or if by chance you have been able to view the property you are welcome to apply via our online application as long as you give us a call first to ensure that the property is still available.  At this time we are allowing people to electronically sign leases for properties sight unseen as long as your group has been approved. Please do not hesitate to give our office a call at 360-733-8682 with any questions or concerns. 

Every Spring, we hear from Students who are interested in pre-leasing houses and apartments for the upcoming school year. We begin pre-leasing properties in mid-March, so we suggest you begin your search early so you have more options to choose from. We sign 12 month leases and there is no sub-leasing allowed. We rent houses and apartments, NOT rooms. Please have a cohesive group together and choose your roommates wisely. No dogs or cats are allowed. ALL pets MUST have prior approval before staying at the house (including reptiles, fish, birds, etc.). If you are approved to have a pet, there is an additional deposit and non-refundable fee. We are happy to assist you in finding your new home, but request you follow the instructions below to make the process easier on yourselves and us.

  1. Browse our website to find houses or apartments you are interested in. With each property, there is a house description as well as information on rental amount and damage/cleaning/security deposit. Rents and Deposits are subject to change and are not guaranteed.
  2. Next, drive by the property to view the outside and familiarize yourself with the actual location. PLEASE DO NOT DISTURB THE CURRENT TENANTS. If you would like to see the inside of the property, please contact our office and set up a time to view it.
  3. Once you and all members of your group have found and viewed a property you are interested in, you may apply for it. Before applying, ALL people interested in living at the property need to have seen it (if someone is living out of town, email them pictures/facetime, etc.). Each person 18 yrs old and older must fill out a Rental Application. Please be advised that a Co-Signer may be required. Your Co-Signer would most likely be your parent(s). If required, the Co-Signer would need to fill out the Co-Signer Application and have it notarized prior to turning it in.
  4. Apply for a unit directly through our listings.
  5. Once your application has been approved, you will be contacted and a time will be set up to meet and sign the Lease/Rental Agreement. All people to be renting the property need to be at this meeting. ALL Security/Damage/Cleaning deposits are due in full at this time. If someone in your group is not able to attend the signing meeting, please contact Cynthia to make other arrangements.
  6. Your deposit will hold the property for you until the first day of your lease/rental period. Your new home will be ready for you to move in after 1:00 pm on the first day of your lease/rental period. Contact our office about one to two weeks in advance to set up a time to meet at the property and receive keys. Key deliveries are between 1:00 pm and 5:00 pm on the first day of your lease unless otherwise arranged. The first month’s rent and the pre-paid last month’s rent are due IN FULL the first day of your lease period or when you receive keys, whichever is sooner, unless other arrangements are made in advance.
